Things To Avoid Saying While Buying A Property

When you are buying a new property, you would always feel that your deal should be as smooth as possible.

When you find your dream house, you might get excited and say things that could put your home deal in question. In this post, we will learn 6 things to avoid saying when you are buying a new property.

1) This is My Dream House!

You might think that saying that to the seller will indicate to the seller that you really want the house, especially in multiple bed situations, that you may become the preferable buyer.

However, the other side of the coin is that the seller may feel or get in their mind that they may be able to ask you for a higher price than what they have listed.

Mentioning this is your dream house can also have a negative impact on your deal while buying a property in Texas.

You can say that to your buyer’s agent, however, avoid saying it to the listing agent and seller.

2) Remarks on Furniture

When you start touring the houses, avoid giving negative remarks on the furniture or decor of the house, even if it is not your taste.

If you do so, it can be a bad tone for the relationship if there is even going to be a relationship in the negotiation phase.

The seller might feel offended and could deny accepting your offer. It somewhat indicates that you do not like the house.

So make sure that you keep your comments to yourself. If you don’t like something, just keep in mind, and you can change it when you close, and you don’t tip your hand when you are in the house.

3) Disclosing Your Spending Limit

If you tell somebody that you can afford X number of dollars and the X number of dollars is more than the listed price of the house.

Maybe you are also factoring in the amount of money that you are going to spend on the renovation of the house after you close.

This can go both ways; if you say the amount that you are ready to spend is over the listing price, the seller may end up increasing the sales price during the negotiation.

On the other hand, if you mention the amount to be less, the seller might think of you as a non-potential buyer and may not accept your offer.

Don’t tip your hand by telling people what you can and cannot spend while buying a property in Texas.

4) Asking The Seller Why Are You Selling The Property

If you are asking the seller why are they selling the house, that would seem like a fair question? It would be a better question for your buyer agent to ask the listing agent than for you the buyer to be asking it to the listing agent or the seller.

Asking a question like that can make somebody defensive. Many people may think about it as a personal question and may not be comfortable enough to answer it right away.

If the seller feels offended, he/she may have an unbiased opinion about you. So avoid asking the reason for selling the house to the seller while buying a property.

5) Living In The Locality

Keep in mind, if you talk to some of the neighbors about everything around the area and if you are asking them what is like to live there; If they don’t want to talk, you may not want to push them to talk.

You don’t want to be known as an intrusive person that just moved in and have very difficult relationships from day one.

May be to avoid any complications while you are buying a property, the better question to ask would be, “What is your favorite part of this community?”

6) Telling Seller That They Would Not Get The Asking Price

If you are telling someone that they are not going to get the asking price could sound very insulting to the seller. Even if they are off the charts high, don’t say it to them. Let your buyer agent represent your best interest.

Ask your buyer agent if the price listed is realistic for the area or kind of home. Let your agent do the job and have a conversation with the listing agent and start negotiating in that way.

You can always throw out an offer with what you are thinking the home is worth and the reasons why that you want to make an offer at that price.

Conclusion

You may want to keep the cards as even as possible while you are buying a property in Texas.

This will keep the negotiation playing field clean and open to having positive negotiations for you and the seller. In the end, everybody gets what they want without having to go through much hardship.
