The Heroes of our nation like the firefighters, healthcare workers, law enforcement, military (current and veterans), EMS, and teachers have one job and that is to help others. 

With an intention to give back to the Heroes of our nation right from the first day of their job through retirement, when they are ready to consider buying, selling or refinancing a home, the Home For Heroes Program helps them to get it done and save their money.

Homes for Heroes Program has Two Aspects

1. One is Homes for Heroes Inc. was formed shortly after 9/11, it got formed as a way to say “thank you” for all that the Heroes do for us. 

It is a network of real estate agents, mortgage professionals, and related service providers who are working to qualify homebuyers and sellers of the special category.

Homes for Heroes – When buying, selling, or refinancing a home, certain costs are associated like title fees, home inspections, and real estate agent commissions, etc, so the first responders which include law enforcement, firefighters and paramedic, Teachers, active or former service members and health care professionals like doctors, nurses and other providers can save up to thirty-five hundred dollars when they take the benefits of the Homes for Heroes Program.

2. Then there are Homes for Heroes Foundation, which is a non-profit side of the program. It makes grants to local non-profits who provide financial and housing assistance for the special professionals.

How Much Does Homes for Heroes Cost?

There is no upfront cost to take part in the Homes for Heroes Program. You just need to fill up a form regarding your contact details and the agent or loan specialist will contact you back. 

The individual service provider that you are working with needs to be paid directly.

The disadvantage here being you will not be able to choose with whom you can work. 

There is a limitation to you working with professionals within the Homes for Heroes network who are from your local area. 

If you are already working with some agent or mortgage broker they can reach out to the Homes for Heroes and get affiliated.

Where do You Save when Associated with the Homes for Heroes Program?

Depending on whether you are buying, selling, or refinancing a home and the services you are going to use, the savings will vary. You will get discounts in the form of a rebate.

Eg. When you buy a home, you get a check for 0.7% of the purchase price after closing your home with Homes for Heroes real estate agent.

You get a rebate ranging from $50 to $500 on average when you use the mortgage, home inspection, or title services of the Homes for Heroes program.

A 25% discount on the agent’s commission at the time of closing when you use their real estate agent at the time you sell your home.

What is the Additional Benefit that the Texas heroes receive?

Texas Homes for Heroes Program provides fixed-rate mortgage loans, down payment assistance, and mortgage interest tax credits to the heroes working tirelessly to help keep our communities strong. 

This benefit has been authorized by the Texas Legislature. 

Texas State Affordable Housing Corporation (TSAHC) program can make buying a home more affordable for low and moderate-income Texans, by offering a low fixed-rate mortgage loan and providing assistance up to 5% of the borrower’s loan amount to help them cover their down payment and closing costs. 

If there are first-time buyers they receive a tax credit known as mortgage credit certificate (MCC) for free and it can save them up to $2000 annually on their income taxes. 

They work directly with reputed mortgage lenders across the state of Texas and give lots of options to choose from.

The requirements for borrowers to qualify for the Texas Heroes program

  • The borrower must be a member of one of the following categories and provide the following documents-
  • First respondent – Firefighters, EMS personnel, peace officers corrections officer, county jailer, or public security officer qualify under this category. They need to provide proof of being a full-time employee.
  • Educator – the classroom teacher, paid teacher’s aide, school librarian, school counselor, a school nurse. The proof of being public full-time employment needs to be provided.
  • Veterans – Honorable discharge papers, or military id card, or veterans id card.
  • The home purchase must be as a primary residence, a 1-4 family home.
  • If joint applicants are applying then a minimum score of 720 of at least one borrower.
  • A requirement of a 5% down payment.
